A Pipe That Used to Go to the Sewer
It was a wet March morning in 2024 and three of us were lying under the laundry shed with a hacksaw, swearing at a piece of grey ABS pipe. We were installing the first piece of what would become a working greywater system, after four months of arguing.
The arguments were the usual ones. Will it smell? Is it legal? Who maintains it? Are we creating a future problem we don't fully understand? We finally agreed to start with the smallest possible version, the part any small community can do without a permit in most of Europe and most US states, and learn from there.
By lunchtime, the pipe coming out of the washing machine no longer ran into the septic. It ran through a 30-meter slope into three mulch basins under our fruit trees. By the next wash cycle, our pear tree got 70 liters of warm soapy water. Six months later that pear tree was the tallest one on the property by a clear half meter.
That's the thing about greywater systems for small communities. They sound complicated. The first version is laughably simple. The complications come later, they're manageable, and the payoff is enormous.
What Counts as Greywater (and What Doesn't)
Greywater is the wash water from sinks, showers, baths, and washing machines. It contains soap, hair, skin cells, food particles, and lint. It's dirty. It isn't toxic.
Blackwater is everything from the toilet, plus (in most legal definitions) kitchen sink water carrying food and grease. Blackwater needs full treatment. Greywater can usually be reused for irrigation with light or zero treatment, depending on where you live and what you're irrigating.
The line between the two matters. Greywater regulations are usually relaxed. Blackwater regulations are usually strict. Mixing them turns the whole flow into blackwater for legal purposes, which is why most working systems capture the easy stuff and leave the toilet alone.
Roughly 60% of household wastewater is greywater. In a 14-adult Sanctuary using around 80 liters per person per day, that's about 670 liters a day going down the drain. Some of which has just rinsed soap off your shoulders, and which our trees and soil could absolutely use.
Why Bother
Three reasons that compound.
Water savings. A community that captures even half its greywater for irrigation cuts mains water consumption by 25 to 30%. In a region with summer water restrictions (most of Southern Europe, increasing parts of Northern Europe), this is the difference between watering your garden and watching it die in August.
Septic relief. Every liter of greywater you divert is a liter that doesn't hit your septic tank. Tank service intervals stretch from every two years to every five. For a community with an old or marginal septic, this single change can postpone a €15,000 replacement.
Regenerative function. Greywater carries small amounts of nitrogen, phosphorus, and organic carbon. Spread thin across mulched fruit trees, it acts as a slow, steady fertilizer. Our orchard hasn't seen bought compost or shop-bought feed in eight months and it's never looked better.
If you only care about one of these, the system pays for itself. If you care about all three, it's one of the highest-return regenerative moves a small community can make.
The Legal Question, Briefly
Greywater law is a patchwork. In most of the EU, simple laundry-to-landscape and shower-to-mulch-basin systems are legal without a permit. Constructed wetlands and indoor reuse usually need approval. In the US, it varies by state. Arizona, California, New Mexico, and Texas have permissive rules. Massachusetts and a handful of others are restrictive enough that you should hire a designer if you want anything beyond a single washing machine line.
Before you start, spend an afternoon reading your local rules. Then call the relevant office, anonymously if you must, and ask what's permitted. Most regulators are friendlier than you expect. Some will even point you to local installers who've already walked the process for someone else.

Tier One: Laundry-to-Landscape
The starter system. Costs €40 to €120 in parts. Permitless almost everywhere.
You divert the washing machine outflow through a three-way valve (so you can switch back to the septic for a bleach load or in heavy rain), down a buried 1-inch hose, into three or four mulch basins under fruit trees or hedge plants. Gravity does most of the work. The washing machine pump pushes the water out without a separate pump. No filtration. No tank.
The basins are shallow holes (40cm deep, 60cm across) filled with wood chips. The wood chips are the filter. Hair, lint, and small particles get caught in the chip layer, where soil microbes break them down. You top up the wood chips once a year. That's the maintenance.
The catch: you must use plant-safe detergent. Most regular detergents are too high in salt or boron, both of which build up in the soil. Switch to something like Ecover, Bio-D, or a homemade soapnut wash. The cost difference is roughly €15 a year for a 14-adult community.
This system handles the most reliable, cleanest greywater stream in the house. Start here. Live with it for three months. Then decide if you want to go further.
Tier Two: Branched Drain From Showers and Sinks
The next step up. €300 to €800 in materials, plus a weekend of digging.
You connect your shower drains and bathroom sinks (not kitchen) into a 1.5 or 2 inch ABS line, which then branches through "flow splitters" into multiple mulch basins. Still gravity-fed. Still no filtration. Still no tank.
The branched drain pattern was figured out by Art Ludwig in the 1990s, and the design is essentially a public good. You can find his diagrams online. It's the most reliable mid-tier greywater layout in existence. Communities running it report systems still humming along after 15 to 20 years with almost no intervention.
The two mistakes communities make at this tier:
- Routing kitchen water through it. Kitchen sink water carries fats and food particles that clog the system within months. Keep the kitchen on the septic.
- Burying the splitters. They need to be accessible. Once a year, you'll lift the lid, clear hair and lint, and close it again. Bury them and you're digging next time.
We added Tier Two in summer 2024. It now handles around 220 liters a day from three showers and four bathroom sinks. Total install cost was €490. Our septic pump-out interval went from 28 months to 47 months in the first year alone.
Tier Three: Constructed Wetland
The serious build. €3,000 to €15,000 depending on size. Often needs a permit. Often worth it for communities of 20 or more.
A constructed wetland is a gravel-filled basin planted with reeds, irises, and sedges. Greywater enters one end, percolates through the gravel and root zone, and emerges substantially cleaner at the other end. Nitrogen, phosphorus, and bacteria all drop dramatically. The output can usually be used for vegetable irrigation (raw greywater shouldn't be) and sometimes for indoor reuse with further treatment.
This is no weekend project. It needs proper sizing (roughly 2 square meters per adult), waterproof lining, careful inlet and outlet design, and yearly cutback of the plants. If your community is below 20 adults, the math usually doesn't work. Above 20, it starts to.
The most successful constructed wetland I've visited is at a 35-adult community in Galicia. They built it in 2019 for around €11,000 and now process every greywater stream on the property. Output goes to a 5-acre food forest. Their water bill dropped 60% inside two years.
Soaps, Hair, and the Things That Wreck It
Whatever tier you pick, three rules apply.
Use plant-safe products. No bleach, no boron-heavy detergent, no fabric softener with quaternary ammonium. Read labels. Most "eco" brands are fine.
No oil or grease. Keep kitchen water out of the system. Wipe greasy pans with paper before washing them. The fat layer that builds up inside a clogged greywater line is the worst job in homestead maintenance, and it ruins your weekend in a way that's hard to forget.
Catch the hair. Mesh strainers in every shower drain. €4 each. Replace yearly. This single habit is the biggest predictor of whether your system runs trouble-free for ten years or starts causing problems in year two.
We logged each rule as a Resource note in the Shed and printed the short version on a laminated card stuck inside the laundry cupboard. New members get walked through it on day one.
Maintenance, Honestly
Greywater systems don't run themselves. They run with about 90 minutes a year of total community attention, if you set them up right.
The Rhythm we use:
- Weekly: Check the laundry hose for obvious blockages. 30 seconds.
- Monthly: Walk the basins. Confirm the water is actually getting there. Top up wood chips if any basin is below half full.
- Yearly: Lift the splitter lids. Clear lint and hair. Inspect the three-way valves. Replace shower mesh strainers.
We track the yearly inspection as a recurring Seed in our property-maintenance Garden. It gets assigned to whoever's on grounds duty that quarter. Two people, an hour each, done.
The systems that fail are the ones where one founder installed them, never wrote anything down, and then left the community. The hose blocks, no one knows where the splitters are, and the whole thing gets ripped out in frustration. Documentation is the system. Hardware is just hardware.
What We Actually Saved
After 14 months running Tier One plus Tier Two:
- Mains water use down 31% year on year
- Septic pump-outs deferred from 2026 to mid-2028
- Eight fruit trees thriving with zero supplemental irrigation
- Around €600 a year in water bills, plus an estimated €4,000 of postponed septic replacement
Total install cost was around €530 in materials and roughly 40 hours of community labor. Payback was inside the first year.
These numbers aren't unusual. The figures we hear from other small communities running similar setups are within a few percent. Greywater is one of the few regenerative interventions that pays for itself fast and keeps paying.
Start Small. Stay Honest.
If your community is on the fence, start with the washing machine. Don't read 14 books on constructed wetlands. Don't argue for six months about whether to do it perfectly.
Spend €60. Spend a Saturday. Run a hose to a fruit tree. Watch the tree.
Six months later you'll know whether your community wants to expand the system or whether it's perfectly happy at Tier One. Both are fine. The worst outcome is the system you spent two years designing and never built.
The pear tree is still the tallest one on the property. It hasn't been watered from a tap since the day the pipe came off the septic. That's the whole argument, in one tree.
